LOAN PROGRAM:

Depending on your credit history, rental history, and income we can owner finance a property for up to 3 years with no penalty for early payoff. At the end of 3 years your note balance will come due. At that time you can paid off note or you can extend financing each year (until paid off) by making a 10% principal reduction payment each year thereafter. 

The down payment ranges from 10% of the purchase price to as much as 40%. To qualify for 10% downpayment you must meet the requirements below. The fewer requirements you meet the more the downpayment will be required. Investors (non owner occupants) should expect to pay between 20-40% down. Please call or email for details. 

  

FINANCING REQUIREMENTS:

  1. 2 years of positive, verifiable rental or mortgage history.
  2. 2 years of verifiable income history (W-2's, tax returns, or paystubs). Your current debt plus the homes monthly payment (taxes and insurance included) should not exceed 45% of your total income.
  3. A credit score average of 580 or better.
